PROJECT DESCRIPTION

Pro Engineering Consulting spearheaded the mechanical, electrical, and plumbing (MEP) engineering design for a Retail Development project situated at W Charleston & Mohawk in Las Vegas. The development encompassed three retail buildings, including a gas station, a convenience store with Quick Service Restaurant (QSR), an auto repair garage, and a Starbucks coffee shop with a drive-thru (shell only).

KEY FEATURES

Site Plan and Buildings:

  • The project covered a site plan of 76,210 square feet, with three distinct buildings:
  • Building A: Gas Station and Convenience Store with QSR (4,500 SF)
  • Building B: Auto Repair Garage (3,626 SF)
  • Building C: Starbucks Coffee Shop with Drive-Thru (1,467 SF - Shell Only)

Multiple Permits:

  • Four separate permits were secured for each building and one for site work, covering site lighting, photometric analysis, and stubbing of plumbing for future use by the landscape contractor.

Full MEP Design:

  • Full MEP design was undertaken for the Gas Station and Convenience Store with QSR, including the complete build-out of the QSR with specified equipment. A similar approach was taken for the Auto Repair Garage.

CHALLENGES FACED

EQUIPMENT INTEGRATION:

Challenge: Coordinating the integration of specialized equipment, including hood systems for cooking equipment in the QSR and specified equipment in the Auto Repair Garage.

Solution: Pro Engineering Consulting collaborated closely with the client, ensuring that equipment schedules were provided and integrated seamlessly into the MEP design.

DRIVE-THRU DESIGN FOR STARBUCKS:

Challenge: Designing the Starbucks Coffee Shop with Drive-Thru as a shell only, requiring careful consideration of future equipment integration and operational needs.

Solution: Our team devised a flexible design for the Starbucks building shell, accommodating future equipment requirements and ensuring a smooth transition to full operation.

MULTI-PERMIT COORDINATION:

Challenge: Managing the process of securing four separate permits for each building and one for site work, necessitating meticulous coordination with local authorities.

Solution: Pro Engineering Consulting engaged in comprehensive communication and coordination with local authorities, streamlining the permitting process for all components of the project.
