Pro Engineering Consulting spearheaded the complete mechanical, electrical, and plumbing (MEP) engineering design for the conversion of an existing four-story building with a basement located at 137 Perkins Ave in Brockton, MA. This ambitious adaptive reuse project aimed to fully transform the structure into a contemporary self-storage facility, covering 132,825 square feet.

PROPOSED FEATURES

The self-storage design included:

  • A dedicated leasing office on the first floor
  • Installation of (3) elevators
  • Climate-controlled units throughout the facility

CHALLENGES FACED

INNOVATIVE MECHANICAL EQUIPMENT INSTALLATION:

Challenge: Installation of mechanical equipment using a UL-listed wood hanger application, requiring meticulous coordination with the structural engineer.

Solution: Our team collaborated closely with the structural engineer to seamlessly incorporate mechanical equipment, adhering to the specifications of a UL-listed wood hanger application.

ADAPTING TO DESIGN CHANGES:

Challenge: Mid-design alterations to the location of mechanical rooms in the basement and the relocation of the electrical room by the architect.

Solution: Flexibility was key; our team efficiently adjusted the MEP systems to align with the revised layout, maintaining functionality and compliance.

OPTIMIZING EXISTING BUILDING FOOTPRINT:

Challenge: As an existing building, the MEP design needed to respect the original footprint, despite the complete replacement of all MEP systems.
